GENERAL TERMS AND CONDITIONS FOR SEASONAL RENTAL
Prestige House – Cavalaire‑sur‑Mer / Gulf of Saint‑Tropez

1. Purpose and Use
The rental concerns a fully furnished house for temporary, strictly personal and peaceful use. No professional, commercial or event‑related activity may be carried out on the premises.

2. Duration
The stay is agreed for a fixed period, with arrival at 5 pm and departure no later than 10 am. Any occupancy beyond these times is only permitted with the Owner’s prior written consent. The contract is not automatically renewable.

3. Capacity
The house is intended for a maximum of 10 persons. An exceptional over‑occupancy may be considered only upon request and with the Owner’s written approval. In the event of unauthorized over‑occupancy, additional charges or early termination may apply.

4. Payment and Security Deposit

  • 50 % of the total rent upon signing the contract (bank transfer), 50 % two months before arrival (bank transfer).

  • A security deposit of €2,000 by cheque on arrival, returned within 7 days provided no breach is found.

5. Security Deposit: Use and Return
Covers:

  • Material damage, deterioration, loss of linens

  • Premises returned excessively dirty or not in accordance with the check‑out instructions

  • Excessive utility consumption (e.g. air‑conditioning)

6. Prohibitions

  • Sub‑letting is strictly prohibited.

  • No parties or receptions are allowed without prior written consent.

  • Quiet must be observed at all times, especially after 10 pm.

7. Maintenance and Inventory

  • End‑of‑stay cleaning is included.

  • A simple, amicable inventory will be conducted (no hyper‑technical inspection).

  • Additional cleaning available on request (€40/hour); linens optional (€200/week).

8. Respect for Facilities

  • Heated pool (max. 32 °C) – use is the Tenant’s responsibility.

  • Air‑conditioning to be used only with doors and windows closed.

  • Septic system: toilet paper only.

  • Alarm strongly recommended.

  • Exterior security cameras in operation.

9. Waste

  • Mandatory recycling.

  • Deposit waste in the external containers provided.

  • No bags or refuse to be left outside.

10. Pets & Smoking

  • No pets allowed unless with prior written consent.

  • No smoking inside the house.

11. Insurance
The Tenant undertakes to hold civil liability insurance covering holiday rentals. Any incident must be reported within 24 hours.

12. Cancellation

  • By the Tenant: non‑refundable except in case of force majeure with supporting documentation.

  • By the Owner: full refund within 7 days.

13. Joint Tenancy
In the case of co‑tenancy, all signatories are jointly and severally liable for the contract obligations.

These conditions apply to all confirmed bookings and form an integral annex to the signed rental agreement.
